Scheduling Showings: All showings are handled directly by the Sellers. Please contact them at the phone number provided in the Showing Instructions section of the MLS listing. TOTAL Realty can not schedule a showing on one of these listings. They must all be confirmed directly with the seller. If you are experiencing trouble contacting a seller, we will assist you.
Requesting Property Information: All general questions about a property should be directed to the Sellers. Any questions that you feel are not appropriate for the Sellers should be directed to the listing agent.
Property Disclosure Materials: All Sellers should have copies of completed Real Estate Condition Reports and Lead-Based Paint Disclosures, if applicable. Please contact the Sellers if you wish to obtain one of these reports. If you have trouble obtaining a requested report, please contact the listing agent.
Co-broke Commission: Just like any other listing on MLS, the stated co-broke commission is paid directly to the broker who procures a buyer upon the successful closing of the transaction. This amount comes directly from the Seller per the listing contract with the listing broker. No attempt to modify this amount should ever be made without involving the listing broker. Variable commission rate means there is a higher commission amount charged to the Seller if there is a cooperating broker involved in the transaction.
Offer to Purchase: Our Sellers have the option of either handing offers themselves, typically with the use of an attorney, or they can choose to have us handle the offers for an extra fee. If it states in the Private Remarks section on MLS "All offers to listing agent. Listing agent will handle all offers, earnest money, and closing coordination services for the sellers.", that means the seller has opted for us to handle those services and we will represent the seller from that point forward like any full service transaction. If that language is not stated in the Private Remarks section on MLS, then any offers should be presented directly to the sellers unless they instruct you otherwise. Sellers may choose to engage our closing coordination services at any point during the negotiation and closing process. If we do provide that service, all communications relating to the transaction should be directed to the listing agent from that point forward.
Holding Earnest Money: Listing broker shall only hold earnest money if its stated that we are providing that service in the Private Remarks section on MLS. Otherwise earnest money is typically held by the cooperating broker, Seller's attorney, or Seller's title company.
Reporting Accepted Offers: If Sellers accept an offer, they are required to contact us with the offer details within 48 hours of offer acceptance. MLS will then be updated accordingly.
Procuring Cause Issues: Any questions or concerns related to procuring cause should be directed to the listing agent.
Customer Service Concerns: If you experience any problems or concerns with any of our Sellers, any transaction concerns, or any other general issues, please contact the listing agent.
